What to do next

Thank you very much for choosing Seven Keys to market your property. From this point forward we hope your selling experience goes without a hitch.

As per your instruction, you have chosen our Basic Package which requires you to provide us with photographs, floor plans and a full description. Please follow the guidelines within this document and we will have your property on the market in no time.

Photographs

In order to display your property to maximum effectiveness, we have a number of regulations that your photos must adhere to. These are as follows:

  • Each photograph must be no larger than 10MB.
  • The maximum number of photographs you can provide for each property is 12.
  • You can only provide us with photographs that show your property for marketing purposes.

When taking your photos it is always good practice to take these in daylight, a good first impression will help to attract a potential buyer so a helpful tip is to tidy away all clutter, allowing for as much space as possible to be shown.  Remember, make sure the resolution is clear.

It is your responsibility to ensure all photographs are received by Seven Keys, after which we will prepare and approve your advert.  All photographs will be examined by Seven Keys before uploading them to any property portal.

We reserve the right to refuse to allow any image to be uploaded, made Live or presented on any marketing material or property portal that we consider in our absolute discretion to be inappropriate, inaccurate, misleading or likely to cause distress or embarrassment to anyone viewing the image.

Floor Plans

Floor plans are an integral part of selling your property and help display to a buyer the potential foot space they could be purchasing.  There are many software programs out there that can help you achieve a professional looking floor plan, either for free or for a small charge.  We can suggest a few options for you, however, it is entirely at your discretion should you chose to use one.  Our suggestions are as follows:

Description

As per your order we also require that you provide Seven Keys with a full property description.  We will then approve your description and prepare this for your advert.  Please take a look at our guidelines below and fill in the description form on the next page.

Key Features

These are a series of bullet points that grab attention straight away.  They sit above your advert and they are used to showcase the main selling points of your property.  If your property has something that is rare or unusual then this can be a good selling point.  A few common key features are as follows:

  • Off-road parking
  • En-suite bathroom
  • Generous Garden
  • Recently decorated or refurbished
  • Lots of storage space
  • Original working fireplaces/ old wooden beams/ other character points
  • Close to local amenities, i.e. parks/beach/shops
  • Close to local schools
  • Close to good transport links
  • Fitted Kitchen
  • Chain free

Tenure

This is a simple one word answer to let the buyer know whether your property is Leasehold, Freehold or commonhold.

Full Description

If someone’s reading the full description of your property then they’re probably interested. It is important to make this part as descriptive as possible so think about what you could say to help close the deal.  The Full Description should be approximately 300 characters in length. In this section you can also provide us with detailed rooms and sizes. Examples to include in your description are as follows:

  • Detailed description of the property
  • A list of all the rooms in the house
  • Sizes of the rooms in the house in metre format, (i.e. 3.2m x 2.4m)
  • Detailed description of the local area
  • Detailed description of the travel links
  • Your council tax band
  • Your Energy Performance Certificate’s band rating (A-E)
