All applications are subject to Landlords approval, references and contract.

By submitting your information on this form, you are agreeing to it being used in a guarantor reference check, which will include obtaining your credit data and your current financial status.

Each guarantor over the age of 18 must complete an application form.

Landlords will usually have two weeks (14 days) to enter into a tenancy agreement with a tenant/guarantor once a holding deposit has been received. This is before the ‘deadline for agreement’, which is the 15th day after the holding deposit has been received.

Further to a viewing carried out we understand that you are prepared to act as a Guarantor for this tenancy. The reason that a Guarantor is required may be because the Prospective Tenant is a student; has a poor credit history; does not have sufficient income to cover the rent or some other reason.

In order for someone to qualify as a Guarantor they must: be a resident in the United Kingdom; be a homeowner in the United Kingdom; have a clean credit history; must earn at least 35 times the monthly rent.

Guarantors will have to be referenced and credit checked; provide proof of ID and residence.

Where a Tenant requires a Guarantor the extent of the Guarantor’s liability is expressed in the Guarantor agreement and in the draft tenancy agreement provided. We have also taken this opportunity to provide you with any referencing forms, should you require these.
