COSTS OF MAINTAINING A BUY-TO-LET
It is an ideal scenario when investing in property to sit back and watch the income roll in. However, with any property investment there are responsibilities for the landlord to maintain the property to ensure it is habitable for any prospective tenant. Some of these responsibilities are obligations by law and some are sporadic and considered to just be good practise.
Many maintenance issues we experience are minor faults, such as a small leak or a drop in boiler pressure. These can be simple fixes that our in-house maintenance team can deal with. There are of course, larger issues that may affect the return on your investment, these are issues such as a new boiler replacement, a damp proof course or replacement roof. Therefore, it is important to carry out a survey before any purchase to determine larger issues in the future.
Please note, Seven Keys cannot control maintenance issues that arise during your investment whether they are required by law or are unpredictable such as a leaking bath or boiler fault. However, we can assist you in the management of preventative maintenance and carry out annual services, such as boiler services to reduce the risk of further issues.
